We are one of the few companies (if not the only one) that can claim to be independent of the seller, of estate agents and of the financial sector, and, in fact, of any type of binding agreement. We do not feel that the standard advice given to buyers in the area by estate agents, who also happen to represent the seller, is consistent with our ethics. Consequently, we have chosen to concentrate solely on the interests of the buyer.

Thorough groundwork is crucial for a safe and secure property purchase. There is an enormous selection of properties in Provence and along the French Riviera, so it is not a question of simply purchasing a property, but acquiring it at as reasonable a price as possible. That is where the strategy we can lay out comes into the picture, and it will be essential for the final price. As regards other necessary advisors in connection with property purchases, we work closely with law firms on the Côte d'Azur who have extensive expertise in French property transactions (French practicing certificate). Furthermore, we have access to a network of French valuation experts who can provide written price assessments for the property or potential properties, if desired.

Because there are no inspection surveys, a professional technical survey of the property prior to purchase can be a decisive factor. For this purpose, we work with a number of specialists in the different areas and regions.

The property that you are interested in will typically be on the books of one or more estate agents at the same time or on the books of an estate agent and property dealer with the latter functioning as a “second hand” in the transaction without any formal agreement to that effect. Thus, you cannot necessarily know the “status” of those involved when you are in the midst of a purchase situation.

In our view, the natural process is for you to find potential properties via the many advertisements posted by estate agents and to ultimately develop a special interest in a specific property. It is also natural that the estate agent is active in the price negotiations for the property, but only as a representative for the seller. This is the only way we can achieve a credible basis for the agreement. Via email, we can come a long way in such price negotiations, but if the “situation” demands it, we will conduct the necessary price negotiations on site (at the office of the estate agent or of a local French lawyer). If you are lucky enough to find your dream property through direct contact with the seller, there will naturally be extra savings as the seller will not have to pay a fee to an estate agent.
